One of the things we check while doing a home inspection is looking for anything that could appear to be mold. In Florida if we do an inspection and we notice that the air conditioner has not been running that triggers a red flag as the home could be hot and humid causing the perfect breeding ground for mold spores. The other thing we look at is the roof and attic as if there’s a roof leak anywhere it could cause mold in the attic where it is also a perfect breeding ground. One of the things that can be done if potential mold spurs are located is to have a sample tested and if necessary, bring in a mold mitigation expert. On all our inspections we use thermal imaging camera including moisture meters and takes sample readings around the home or in suspicious areas.
